The RealAI MCP provides ChatGPT access to RealAI’s authoritative real estate data catalog, spanning 126 million US properties (including 230,000 multifamily communities with unit-level operating detail), aggregated data on the 250 million people who live in them, their rent and leasing activity, and market/geographic data from the metro down to the census-block level.

RealAI doesn't just describe properties and places — it scores and ranks them. Every area and building carries normalized national and local benchmarks across hundreds of attributes, so RealAI can rank an entire population — markets, neighborhoods, or buildings — against any combination of criteria a user cares about, rather than profiling one place at a time off a fixed template.

Two examples of data depth most tools can't match: migration data that captures not just population flows but the age, income, wealth, and education profile of who is moving in versus out of a market; and unit-level rent-roll history built from nightly listings nationwide — asking vs. in-place rents, occupancy, days on market, rent growth, turnover, and tradeouts.

Example prompts

  • “Underwrite the acquisition of Park Place Apartments, 220 units in Charlotte, at a $42M ask.”
  • “Find multifamily properties over 300 units in the Carolinas with below-market in-place rents.”
  • “Which Southeast metros are gaining the highest-income, highest-net-worth movers — and who are they losing?”

Skills

  • realai-brand

Apply RealAI house formatting to a finished deliverable (docx today; xlsx/pptx stubbed for future). Re-skins the document — palette, fonts, type scale, paragraph rhythm, tables, charts — to the RealAI brand WITHOUT changing any text, number, table value, or chart data. Trigger after a document is generated and before it is returned to the user, or whenever the user asks to 'format,' 'brand,' or 'clean up' a deliverable to the RealAI style. Do NOT use to author content, recompute figures, or summarize. Every report-producing skill in this plugin should invoke this skill as the last step before returning a deliverable.

  • realai-data

Workflow guide for querying the RealAI MCP — entity resolution, schema discovery, and query construction.

  • realai-discovery

Search and rank a POPULATION (multifamily properties or markets) against criteria; return a ranked candidate list. Two branches: Find Properties — multifamily only via the RealAI semantic datamart; Find & Rank Markets — markets, counties, neighborhoods, zip codes within a larger parent area that best match concrete or fuzzy criteria. Activate on phrasings like: 'find me MF properties that', 'search for multifamily over 300 units', 'where should I buy for cashflow', 'rank the fastest-growing suburbs', 'screen markets for', 'top zip codes for', 'which neighborhoods are emerging'. Returns a candidate list, NOT analysis of one named thing. Single-family and commercial property search is NOT available in this skill — no Zillow integration. Do NOT use to PROFILE a single named market (route to realai-market-analysis), to underwrite a specific property (route to realai-investment), or to value a property (route to realai-valuation). Always invokes multi-entity discipline.

  • realai-forecasting-engine

INTERNAL ENGINE — only invoked by other RealAI skills, never on user intent. The centralized forecasting engine for this plugin. Any domain skill needing a forward-looking projection (rent growth, occupancy, home value, expense growth, NOI growth, population, job growth, income, household formation, permits) or a directional read on an oscillating capital-markets metric (cap rates) MUST dispatch to this engine rather than computing inline. Runs scripts/forecast.py — the sole math authority — and returns a structured response. Trend mode for compounding series; directional mode for oscillating series (no projection, only band position). Do NOT activate on direct user requests like 'forecast Charlotte rent' — those go through realai-market-analysis, realai-valuation, realai-investment, realai-single-family, or realai-discovery, which then dispatches here. The engine description exists for invocation by sibling skills, not for user trigger matching.

  • realai-investment

Capital-deployment verdict (GO / NO-GO / CONDITIONAL) on a real estate acquisition, value-add play, ground-up development, or conversion. Internally invokes realai-pro-forma to populate the underwriting workbook, then wraps outputs in an analytical writeup (verdict + thesis + comps + market context + risks + bottom line). Returns BOTH the populated .xlsx AND the writeup. Activate on: 'underwrite this deal', 'underwrite this acquisition', 'should I buy', 'screen this deal', 'run the numbers on', 'evaluate this development site', 'is this conversion feasible', 'investment thesis', 'go/no-go on this'. NOT for refi, partner buyouts, or disposition pricing (use realai-valuation). NOT for document verification without a pro forma run (use realai-underwriting Branch B). NOT for assets the user already owns and wants to diagnose (use realai-property-analysis).

  • realai-market-analysis

Profile or characterize a NAMED real estate market (or 2–4 named peer markets). Three frames: Rental Market Analysis (where rents are headed — asking-vs-in-place spread, tradeouts, supply pipeline, tenant ceiling), Market Demand Drivers (migration cohort delta, employment, household formation), Market Entry Scorecard (strategy-weighted go/no-go for stabilized MF, value-add MF, ground-up MF, SFR aggregation, BTR, or mixed). Activate on phrasings like: 'rental market read', 'where are rents going', 'demand drivers', 'who's moving to', 'market entry scorecard', 'should we enter Charlotte', 'is Austin still good for value-add'. Do NOT use this skill to DISCOVER markets (route to realai-discovery), to analyze a single property (route to realai-property-analysis or realai-investment), or for capital-deployment verdicts on a specific deal (route to realai-investment).

  • realai-mf-operating-engine

INTERNAL ENGINE — only invoked by other RealAI skills, never on user intent. The centralized multifamily operating-statement engine for this plugin. Any domain skill needing an MF operating statement, forward projection, direct-cap value, DCF, levered returns, or yield-on-cost MUST dispatch to this engine rather than computing inline. Runs scripts/operating.py — the sole math authority on the no-template path. Two roles: authority (no workbook present — the engine's figures are binding) and cross_check (a realai-pro-forma workbook IS present — the workbook wins; this role returns a bounded advisory variance on headline NOI/EGI/cap only and can never override). Do NOT activate on direct user requests like 'underwrite this deal' — those go through realai-investment / realai-underwriting, which then dispatch here. The engine description exists for invocation by sibling skills, not for user trigger matching.

  • realai-prepare-template

Skill factory. The user uploads their populated, macro-free Excel underwriting model; this skill runs the three-phase Analysis → Remediation → Manifest workflow interactively and then emits a personalized, downloadable .plugin zip containing a cloned realai-pro-forma skill with the customer's cleaned template + manifest bundled and the description specialized to their deal type. Versioned re-emission supported (v1.0, v1.1, etc.) when the customer's model changes. Activate on phrasings like: 'clean my model', 'prepare this template', 'build a manifest for my underwriting model', 'turn this Excel model into a RealAI template', 'make this reusable', 'I want to use my own pro forma'. Output is a packaged installable skill, NOT loose files. Do NOT use this skill to run a deal — that's realai-pro-forma. Do NOT use to populate an already-prepared template — that's also realai-pro-forma.

  • realai-pro-forma

INTERNAL ENGINE — do NOT activate on general underwriting requests. This skill is the workbook-populating engine called BY other skills (realai-investment dispatches here for every branch's pro forma math; realai-underwriting Branch A dispatches here for engine-only output). It should fire as a standalone trigger ONLY when the user has uploaded their own cleaned template + manifest pair AND explicitly asks to populate that specific workbook ('populate this template with my deal,' 'run my manifest with these numbers'). General intent like 'underwrite this deal' goes to realai-investment — which internally invokes this engine and wraps the outputs in an analytical writeup. The Excel model is the sole authority for NOI, cap rate, yield on cost, DSCR, debt yield, IRR, equity multiple, waterfall, multi-year projections, and sensitivity.

  • realai-property-analysis

Characterize and diagnose a held real estate asset (typically multifamily). Use when the user owns or operates the asset and wants to understand how it's running, who the tenants are, whether expenses are reasonable, how much rent upside exists in the rent roll, or whether the property manager is doing a good job. Four diagnostic frames: Tenant Analysis, Operating Efficiency, Mark-to-Market Rent, Property Manager Assessment. Activate on phrasings like: 'how is this property performing', 'who lives here', 'are we overpaying for management', 'is the operator doing a good job', 'what's our rent upside', 'why is OpEx so high', 'mark to market', 'tenant quality', 'retention is weak', 'should we replace the property manager'. Do NOT use this skill for buy/sell verdicts (route to realai-investment or realai-valuation), for document verification (route to realai-underwriting), or for market-level reads (route to realai-market-analysis).

  • realai-router

Route real-estate intent across the RealAI Institutional skill suite. Activate this skill at the START of any real-estate task to disambiguate scope (one entity vs. 5+, market vs. property vs. deal), purpose (capital-deployment verdict vs. asset diagnosis vs. valuation vs. discovery), and the correct downstream skill. Trigger-collision avoidance is the priority — this skill exists so the seven analysis skills below fire correctly. Activate when the user mentions any of: real estate, multifamily, MF, property, market, submarket, MSA, deal, acquisition, underwriting, valuation, pro forma, comps, tenant, operator, manager, NOI, cap rate, IRR, rent, rental, occupancy, lease, OpEx, value-add, ground-up, development, conversion, BTR, SFR, single family, homeowner, refinance, disposition, buyout, due diligence, OM, T12, rent roll, appraisal, find, screen, rank, market entry, demand drivers.

  • realai-single-family

Analyze a single-family home, condo, or 2–4 unit residential property. Two purposes: (A) investor — evaluate as a rental property with a GO / NO-GO / GO WITH CONDITIONS verdict; (B) homeowner or buyer — produce a home valuation memo with a confidence-banded value range and 3-year appreciation forecast. Runs on the residential data layer (the property + property_residential datamart tables, with web search for comparable sales) — distinct from the MF/CRE semantic datamart. Activate on phrasings like: 'single family rental', 'SFR', 'home as a rental', 'should I buy this house', 'what's my home worth', 'home valuation', 'should I renovate the kitchen', 'should I sell or rent'. Use realai-investment / realai-valuation for multifamily and CRE; this skill is residential-only.

  • realai-underwriting

Two narrow purposes — do NOT use for general 'underwrite this deal' intent (route to realai-investment, which returns both workbook and writeup). Use ONLY when: (A) Engine-only output — user explicitly asks for raw workbook without writeup ('just populate the template', 'run the manifest', 'workbook only no writeup'). Dispatches to realai-pro-forma, returns .xlsx + short receipt with NO narrative. (B) Document verification / due diligence — user uploaded OM, T12, rent roll, or appraisal AND explicitly wants pressure-testing ('verify the OM', 'reconcile the T12', 'due diligence on', 'pressure test the broker package', 'do the numbers tie'). Produces Clear / Conditional / Material Concerns verdict. Branch B does NOT run a pro forma. For full underwriting analysis with verdict and writeup, use realai-investment.

  • realai-valuation

Triangulate a defensible value range for a commercial real estate asset (multifamily, office, industrial, retail, hotel, self-storage, senior housing, mixed-use). Serves four purposes: acquisition underwriting, refinance LTV testing, partner buyout or mark-to-market, disposition pricing. NOT acquisition-scoped — valuation is a shared input. Activate on phrasings like: 'what's this worth', 'value range', 'valuation memo', 'refi value', 'buyout price', 'mark to market this asset', 'disposition pricing', 'find me comps', 'sale comps', 'rental comps', 'what cap rate'. Produces a value memo, NOT a formal appraisal. Sale and rental comp methodology lives inside this skill (references/) and is also referenced by realai-investment, realai-underwriting, and realai-property-analysis.
