AluguelManager

AluguelManager is rental bookkeeping for Brazilian landlords who manage their own leases. Connect your account and ChatGPT can read your contracts, rent receipts, IPTU instalments, alerts and dashboard summary, work out what is owed, and record payments.

It implements the Brazilian lease mechanics these leases actually run on: IPTU, the municipal property tax billed in up to ten instalments per property and commonly passed to the tenant; reajuste, the annual index-linked rent increase, with per-month rent history so past months stay correct after an increase; multa e juros, late rent as rent plus a fixed penalty percentage plus interest pro-rated by days late, following each contract's own terms; due dates that roll forward to the next Brazilian business day, including the movable Easter-derived national holidays; and proration on move-in and on departure.

The decisions that cannot be undone stay with the person. No tool is offered for ending a tenancy (encerrar), deleting a contract or applying a reajuste. ChatGPT is given a link and you do it in the app. You can also limit a connection to read only when you approve it.

Each person connects with their own AluguelManager account and ChatGPT sees only their data. Tenant CPF and CNPJ are masked before any result leaves the server, leaving only the last two digits. Tokens are stored only as SHA-256 hashes, and disconnecting at aluguelmanager.com/connections revokes every token in that connection at once.
