Underwrite

Underwrite answers questions about Dubai residential property with figures from official records: Dubai Land Department sales, Ejari rent contracts and the DLD projects register.

Ask about a budget, a building, an area, a rent, a yield, new supply or a developer:

• "What do homes in Jumeirah Village Circle sell and rent for?"
• "What's the typical rent for a 1-bedroom in Business Bay?"
• "How have apartment prices moved in Jumeirah Village Circle?"

What you get:

• Buildings that fit a budget, with the typical price paid, the gross rental yield and how easily units sell.
• A building's fair-value range per square foot, what buyers paid in its recent sales, and its service charge.
• An area's prices, sales volume, the delivery schedule of new projects, and off-plan against ready.
• The dates the data runs to, and links to each building's or area's page on underwrite.ae.

How it works: every figure comes from a query on Underwrite's published data, and each answer is checked against the query results before it is returned. Lists put buildings whose data checks are clean first, and name the ones whose checks raised points to review.

What it does not do: forecast prices, give financial advice, make valuations or recommend a purchase. Yields are gross: a year's rent over the price, before service charges and vacancy.
